Your home is one of your biggest financial investments. When it comes to Queensland conveyancing, be it buying or selling your home, unit, or investment property or a vacant block of land, The Brad Robins Legal Centre’s conveyancing solicitors are here to assist in all aspects. We understand that the buying or the selling of your home can be stressful and possibly overwhelming at times. You can be assured that our team is here to protect your rights and interests throughout each and every stage of the process and we will endeavour, wherever possible, to reduce the stress of your conveyance.

Under state legislation Queensland lawyers can complete conveyancing transactions for all property throughout the state. The Brad Robins Legal Centre has many state and interstate clients who want us to do just that. Conveyancing is the process of transferring the title of property from one person to another. It generally starts when you enter into a contract for the sale or purchase of a property, and finishes with the registration of the transfer of title from the seller to the purchaser. The registration of the transfer of title occurs shortly after settlement. Whether you are the buyer, or the seller, there are a number of steps along the way which must occur. The Brad Robins Legal Centre works hard with our Townsville, Queensland and Interstate conveyancing clients to ensure their conveyance happens seamlessly.  You will be kept informed each step of the way and we will let you know the things that you must do, and when you must do them to bring your property conveyancing to a successful conclusion.

If you are the purchaser, we will protect your rights and ensure that you get the title of the property that you are purchasing. Throughout this process there are a number of steps that must occur, such as finance approval (if applicable), building and pest inspections, and searches for matters which may affect or are affecting the title of the property. We will provide you with advice and recommendations regarding the searches to be conducted, including advice on easements and covenants or other registrations affecting the title. There may also be special conditions which are applicable to your contract, such as, repairs or rectification of defects.

If you are the seller, we will protect your rights and progress your transaction through to settlement with the minimum of fuss. Some of the services we provide to you as the seller, to make it happen for you, include: reviewing your legal documentation, calculating the financial adjustments such as rates, water, and levies, etc, liaising with the purchaser’s solicitors and the bank, and any other parties that may be involved with the transaction. We attend the settlement for you, and we forward the proceeds to you.

We provide advice in relation to your contract whether it is a residential contract for purchase/sale, building contracts, and auction or off-the-plan contracts, or any other contract relating to your property. We will provide you with advice on sustainability declarations, disclosures, warning statements, cooling-off periods, deposits and the First Home Owners Grant, as applicable to your situation.

We are committed to keeping you informed of the process each step of the way.
